Who we are

The website is operated and the accommodation provided by TERE LANKA (PRIVATE) LIMITED, 113/2 Beach Rd, Matara 81000, Sri Lanka. Our contact details are at the bottom of this page.

Website content

Information about rooms, services, prices and the surroundings is given to the best of our knowledge. The photographs show the house as it really is, but light, planting and furnishings change over time. We reserve the right to update and correct the information at any time.

An inquiry is not a booking

An inquiry sent through the website form is a request to book, not a confirmed booking. The availability shown on the website is our best current picture, but a room is held for you only once we have confirmed the inquiry in writing.

The confirmation email states the agreed room, dates, price and the payment and cancellation terms. Those apply alongside these terms, and where they differ, the confirmation email prevails.

Accurate details

Please give us a correct name, email address and phone number with country code — we cannot answer an inquiry with wrong contact details. A booking may be made by a person aged 18 or over; younger guests stay accompanied by an adult.

Prices and payment

Prices are shown in euros or in Sri Lankan rupees, as you choose, and depend on the season. The currency and amount recorded with your inquiry are a guide; the binding price and currency are agreed in the confirmation email. The price shown with a room applies to the nights selected, and states whether breakfast and dinner are included. No payments are made on the website — the method and timing of payment are agreed in the confirmation email.

Cancellation and changes

Changing dates or cancelling a booking is done in writing with us; the applicable deadlines are in the confirmation email. If exceptional circumstances force us to cancel a booking, we will offer an equivalent room where possible or refund what has been paid.

Staying in the house

Villa Verner is a home, not a hotel — please treat the villa and the other guests with care. On arrival, please take a moment to read the house rules. Rooms are available from 15:00 and are to be vacated by 12:00 unless otherwise agreed. The pool and table tennis are there for guests to use; for villa guests the padel court is available for an additional fee, agreed on site. Children are the responsibility of an accompanying adult. Quiet hours at the villa begin at 23:00.

Safety and liability

Swimming in the pool and the ocean, and sport of any kind, is at your own risk. The currents and surf of the Indian Ocean can be strong — please judge your own ability and follow local guidance.

The rooms have private safes for valuables and documents. Every room is fitted with a carbon monoxide and smoke detector, which sounds a local alarm if it detects danger.

We are not liable for the loss of or damage to guests’ belongings, nor for services provided by third parties (excursions, transport, guiding), except where liability cannot be excluded by law.

Intellectual property

The text, photographs, video and trademark on this website belong to TERE LANKA (PRIVATE) LIMITED or are used with the permission of the rights holder. You may use them for personal purposes; for commercial republication, please ask us. Photographs by others carry the author’s name and licence beside them.

Third-party services

The website uses Google reCAPTCHA to tell people apart from spam bots, and Google Maps to display the map. Google’s own terms apply to those services. Local service providers (transport, excursions, restaurants) apply their own terms.

The processing of personal data is described in our separate privacy policy.

Governing law

These terms are governed by the law of the Democratic Socialist Republic of Sri Lanka. We aim to settle any dispute by agreement first.

Changes

We may update these terms over time. The version in force is always on this page together with the date it was updated; a booking is governed by the terms in force when it was confirmed.
